Buying A Luxury Marina Property

Navigating the waterways when buying a luxury property at a marina is no mean feat! There are a number of considerations buyers need to get right. When we embarked on the development of the first superyacht marina in Limassol, Cyprus, back in 2010, it was much the same for us – this was a landmark project. Back then, we were committing to a €400 million investment at the cusp of a financial crisis, reclaiming land in a neglected part of the old historical city, building luxury homes literally in the sea. It was truly unprecedented.

Almost a decade later, Limassol Marina is an award-winning Five-Gold Anchor Platinum and Blue Flag Marina, and one of the best-selling developments in the region. Much like a new owner feels the achievement associated with a recently purchased luxury property, there is a certain level of pride that we hold for the marina. During our time here we have seen the land grow into a residential haven for the super-rich.

All at sea

When we designed Limassol Marina, we wanted residents to enjoy living on the sea safe in the knowledge they have access to premium services both on and off the water. Yacht owners desire safety, security and high-quality facilities and technical services. Meanwhile, for those wanting to make a home here, it is reassuring to know they have on-hand a dedicated property management team. Owners and berth holders benefit from 24/7 security, rental and concierge services, as well as first-class dining, shopping and cultural facilities including a sandy beach, a spa and a gym.

Luxury property choice

It is key to offer a choice of layouts and house types, from spacious villas with private pools, hot tubs and terraces where you can step off your boat into your home, to our unique apartments in the sea. At Castle Residences, there are now only 22 apartments available for sale. This unique cluster of stunning apartments is surrounded by water and accessed by a private bridge. The homes resemble a castle in the sea, built in the same sandstone brick of buildings in the old town. The homes come with large terraces, berths, a communal swimming pool and direct access to the beach or the sea. They also come with 360 degree views of the Mediterranean, the city of Limassol and the marina’s yachts, with some available berths around the Castle for home owners with yachts. These apartments will be delivered next year and make up the last phase of the Limassol Marina project.

Ten exclusive homes remain at Island Villas. Built in the sea and ready to move into, the exquisite homes are spread over three floors or more and come with a landscaped garden and berths adjacent to the property for yachts up to 60m, which can also be used as a private water space for a jetty, jet-skis or toys.

A port of call

Since operations began in 2014, the marina has seen over 250 superyacht arrivals, including some of the most iconic vessels in the world. Whether they’re passing for short stops as they pass through the region, or as a home port for winter sun, knowing that the Marina team is waiting to help on arrival, for mooring assistance, daily dock checks and any other service provision needed, it is clear that Limassol Marina offers the whole package. It is no wonder the destination is already home port to some 360 vessels with the number growing year on year.

Investing in a marina property with the unrivalled services Limassol Marina has to offer ensures return on investment because there will always be demand. Strategically placed at the crossroads of three continents and the edge of the eastern Med it is the last EU gateway to the east. And Cyprus has a world of treasures to explore, with the marina being 20 minutes from picturesque villages and wineries, half an hour from the mountains (where you can also ski in the winter months after a morning dip in the sea) and under an hour from two international airports.

Those familiar with the marinas of the Mediterranean will instantly recognise the once in a lifetime opportunity to purchase a home in one of the most exciting, new marinas in Europe. We are incredibly proud of what we have achieved. It is definitely a one-off for Cyprus and worth visiting for a private viewing.
